Here’s the quick summary of advantages:
1. No/Little Infrastructure Issues
2. Liability/Disasters are limited to one home
3. Decreasing Supply leading to Increasing Prices for mobile home park sellers
4. Higher Demand = Higher Quality Tenants for mobile homes with land
5. Fewer Inherited Tenants with mobile homes with land.
One Disadvantage of mobile homes with land:
1. Little to No Appreciation
Again this is just the way I see it in my current market. Things change as time goes on and from area to area.
