In this post at Bigger Pockets, I wrote about the advantages of mobile homes with land (our primary business) over mobile home parks.

Here’s the quick summary of advantages:

1.  No/Little Infrastructure Issues

2.  Liability/Disasters are limited to one home

3.  Decreasing Supply leading to Increasing Prices for mobile home park sellers

4.  Higher Demand = Higher Quality Tenants for mobile homes with land

5.  Fewer Inherited Tenants with mobile homes with land.


One Disadvantage of mobile homes with land:

1.  Little to No Appreciation

  1. I’m living in RTM home since last 4 years and till now the experience has been good. The best thing about mobile homes is that they come in low price as compared to other residential buildings. Gives a bungalow type feel. Also they can be moved from one place to another.

    • Yea I agree. Many people would prefer to live in a mobile home over an apartment because of the increase in privacy.

      It is true that they can be moved, but it’s more expensive than most people realize.
